I am the current resident, moving out prior to my lease end date and looking for a replacement tenant. This listing is for an opportunity to apply directly with the landlord for a new, independent lease (of 1 year or longer, subject to the term you agree to with the landlord). Legally, I would not be involved (not a sublet or a lease transfer). But as I am facilitating finding a replacement tenant (there is no broker involved), I would be your point of contact to ask questions, see the apartment, and start the application process. Note that fees and documentation would go directly to the landlord.
Tenant Requirements:
- 40x monthly rent in annual income
- 700+ credit score
- Landlord can accept Rhino if needed for a guarantor (sayrhino.com)
Application process, if interested and requirements are met:
- Complete landlord's tenant application form
- Pay $20 application processing fee (cash to super, or Zelle to landlord)
- Provide supporting documentation (proof of income/employment, identification, etc.) alongside application
- If approved, sign lease, and provide first month's rent and one month's security to landlord
- Lease start date: targeting Nov 17
Landlord allows pet cats, subject to approval.
