I’m looking to sublet my little bachelorette pad while I’m out on tour > east for the holidays for the rest of the year; I love my spot very much and would love to have someone(s) lovely who will treat this space with care benefit from what is a really wonderful situation (and ideally stay for 3+ weeks)

• Nov 21 – Jan 5-ish (end date flexible)
• 2br in a triplex (set up as 1 bedroom + music studio), first-floor unit (one step at entrance), ~650 sq ft
• $2,500/month or $650/week (prorated: monthly rate for 30+ day stays, weekly rate for shorter)
• utilities included (internet, water, gas, electric, trash/recycling)
• in-unit laundry (washer + dryer), central heat + ac, waterfall + handheld shower heads, bidet, queen mattress (Casper), instruments (guitars, ukuleles, Nord Stage 3, u-bass), tv (no cable; a few streaming services), hepa air filter in bedroom + hepa filter vacuum
• two visitor street parking passes provided
• will consider a small, clean + well-behaved dog (<25 lbs); no cats
• house rules: please no smoking or big parties; please be mindful of noise after 9pm; no live drums, loud amps, or multi-musician rehearsals (landlord lives above); shoes off indoors!

• dog items pictured can be tucked away or left out
• I'll be very grateful if you keep my low-maintenance, growing collection of plants alive
• I'll leave half of the bedroom closet + 3 dresser drawers available; 2 cubes on shelving will be for you
• storage available in the living room utility closet, studio closet (shared with laundry machines), and under-bed space
• my car stays in the back spot; street parking is easy with visitor passes (visitor passes allow you to park without the 2-hour limit during restricted hours, aside from street cleaning days)
• feel free to use laundry supplies + pantry/freezer items — just replace anything you finish
• secure setup: coded entry gate + 2 individual unit doors (security gate + door) + monitored cameras; windows were replaced in 2021 for better sound seal / noise reduction
• inflatable queen mattress available for your use
• walkable to Grá, Clark Street Bread, 1642, One Down Dog, Laveta, Couple, Temple Grounds, A Good Used Book, Henrietta’s; ~0.5 mi to Echo Park Lake
I'm Erin (she/her) -- a touring musician and composer who LOVES my neighborhood, neighbors, and apartment in general. I'm tidy without being obsessive and like my space to feel calm and healthy so that my creative mind can thrive when I'm writing or working from home; I've done my best to reflect that in the way I've set things up. When I'm in LA, I'm usually working from home in my home studio (I made the sound panels myself!) and enjoy walks down the steps at the end of my street down to Clark Street or One Down Dog and jogs to and around the lake. I've been renting this apartment for 8 years now from my wonderful landlord who lives in the apartment above mine and goes above and beyond to keep everything well-maintained.
• $600 hold (one week’s rent) to secure dates — applied toward total + $100 cleaning fee
• remainder due at move-in (for 30+ day stays, structured monthly payment schedule available)
• photo ID + 2 references required
• simple sublet agreement signed by both parties (sent upon receipt of hold payment)
• cancellation (prior to move-in): full refund of hold if the dates are rebooked by someone else; otherwise, hold amount is forfeited
• I work from home and am flexible to show the apartment between 10 AM-8 PM on most days
one small, clean + well-behaved dog (<25 lbs) will be considered with an additional $250 security deposit, to be refunded upon my inspection + return. my apartment was not initially pet-friendly but I earned my landlord's trust by being a clean and respectful neighbor and am very careful to clean up after my dog and make sure she's always on-leash, etc. when outside; please do the same!
