This is a lease assignment/takeover, so you would need to pass the application with building management which requires income > 40 months rent, and then you would take over the actual lease.
Note that the actual monthly rent on the lease is higher than the listed 3500 (~4600 ), and I would directly refund you the difference. I know it's annoying and complicated but that's part of why I'm willing to refund so much 😅.
