Incredible location for easy transit access – 1 block from Broad St Ellsworth/Federal Subway Stop and Washington Ave shopping: Sprouts & Giant for grocery, Target, PetSmart, PA Wine & Spirits, Solar Myth Bar, Green Street Coffee. 10-15 minute biking/ walking distance to Passyunk Ave, Italian Market and Center City restaurants. Street parking on the block is pretty easy.
I commuted from this house to NY weekly - Amtrak & Regional Rail at 30th St Station is 2 miles away, easy bike/Uber/subway. 2 Hours to midtown.
My favorite thing about the house is the light – it’s East/ West facing and that makes for incredible light throughout the day. Original heart pine/ oak parquet floors and mahogany handrails all lovingly restored with easy to maintain Osmo finish. I believe strongly in environmentally friendly non-toxic materials and have used them throughout.
Living room has 10 ft ceilings, parquet oak floor, original crown moulding & fireplace, eat in kitchen has Viking cooktop & 10 ft long Amish butcher block table for big dinners. Gas boiler, radiator heat. Central staircase winds up the middle of the house, separates the bed/bath areas into 3 distinct zones, multiple options for a primary suite.
Good sized backyard: cedar fence, mature wisteria vine + magnolia, bay and elderberry bushes.
4 bedrooms + 3 extra full size railroad rooms to do what you want with – office, art studio, yoga room, walk in closet? Full bath on each floor. Laundry is in the basement, but utilities are accessible in 1st & 2nd floor rear and your plumber could easily move them.
For artists/makers looking for studio space: This house has an ~800 sq ft basement with 7 ft ceilings in front half, 6.5ft in the back half. The basement foundation walls are Wissahickon schist stone with a natural breathable limewash, floor is concrete, there is a laundry sink & 6 little windows. This could be a very functional studio/ maker space.
I’ve moved outside the city and it’s time for me to pass this house on to its next stewards, but I’d love to see someone do all things I ever dreamed of – put in sliding glass doors and more big windows in the back, add roof decks, put in split system AC, build out the backyard into a beautiful greenspace!
E-mail me if you want to come see it – I’ll be available to show it starting Saturday Sept 7th.
