Located on Carroll Street, one of the prime name streets of Center Slope/North Slope. Many consider this particular street (Carroll between 5th & 6th Aves) to be one of the most pleasant and distinct in the neighborhood. The house is just off residential 6th Ave, so only one block to the restaurants of 5th Ave, and one block in the other direction to the shops of 7th Ave. Convenient to NR23BQ subway lines, as well as LIRR and all Barclay's trains (just 1 stop to Barclay's-Atlantic Terminal). Three avenues up is the great Prospect Park. Along with the character of the calm, brownstone-filled shady blocks, the fine local shopping and the hundred or so restaurants and cafes within walking distance, it is the incomparable Prospect Park that helps make Park Slope the premier Brooklyn neighborhood. Citibikes are down the block by AlDiLa, and up the block by the Berkeley-Carroll School. A new Lidl supermarket, the huge, beloved, suburban-style national chain, is just a few blocks away, as is the famed Park Slope Co-op.

Brownstone row house: This is the entire fourth floor (top floor = 3 flights up/walkup) of a full 20-ft wide 4-unit rowhouse (most in Brooklyn are only 18 feet wide, and some are even less) with a terrific sense of space and history. So very unlike the bland new construction along congested 4th Avenue. Ideal layout, not railroad: Living room in front; center eat-in-kitchen; in the rear there are two bedrooms: one larger BR with two windows, and one medium BR with one window, see photos; the bonus/office is the smaller front room off the living room. This bonus, sunny space makes a fine home office with its front window and second entrance from the hallway, or it can be used for a baby or a small guest room. About This Lister

We are a couple who have owned this 4-family building for 30+years, with two grown children who now live on the West Coast but visit often. While our primary residence is currently north of the city, we manage this building ourselves and are always reachable.

Available January 18, but we are flexible up to February 1 if that lease start date is best for you. Showings will begin January 3-4, so please write soon to schedule an appointment. Security deposit of $4,895 plus first month's rent (prorated, if in January), due at lease signing. Total minimum combined annual household income of $188K required. Good references are the most important factor we consider, so please note that the application will request your landlord's contact info. Because there is already one dog in the building, we cannot allow another. One or two cats are fine. No inside smoking/smoke-free building.
