Beautiful artist studio in DUMBO available from June through August, with possible longer-term continuation from September depending on fit.
The studio is on the 5th floor of a classic DUMBO loft building on Water Street near Bridge Street, right by the waterfront and between the Brooklyn and Manhattan Bridges. It is very close to the York Street F train station, with plenty of cafés, bars, restaurants, shops, and neighborhood amenities nearby.
The space has tall loft windows, wood floors, track lighting, AC, shelving, work surfaces, and views of the East River and Manhattan skyline. The building has elevator access, rooftop access, and shared common facilities. There is a utility sink in the common area, shared with other tenants. This floor has several other creative studios, including artists and clothing/design-related tenants, so it has a quiet working-studio atmosphere.
The space is best suited for an artist, illustrator, designer, writer, architect, or creative professional looking for a calm, dedicated workspace. Work should be clean and non-toxic. No heavy fumes, loud machinery, residential use, sleeping, parties, or public events.
The photos show the studio in current working condition. Before move-in, the space will be substantially cleared to create an open, flexible workspace. A small amount of neatly stored archival materials / flat files may remain along one wall, but the studio will otherwise be prepared for primary use by the subletter.
This is structured as a temporary studio-share / use arrangement rather than a formal lease takeover. In practice, you would have primary use of the space during the sublet period. I may need occasional pre-arranged access with advance notice.
I’m Carles, an artist working primarily with drawing, ink, and digital media. My work has appeared in The New Yorker, The New York Times, and The Washington Post, and I use the studio for clean, non-toxic creative work.
I am the current tenant of the space and have a cordial relationship with the building and neighboring studios. I’m temporarily moving to a smaller workspace and looking for a responsible artist or creative professional to use the studio during this transition.
I’m looking for someone respectful, communicative, and careful with the space — ideally an artist, illustrator, designer, writer, architect, photographer or similar creative professional. The studio is best suited for quiet, non-toxic work, not heavy fabrication, loud processes, residential use, or events.
Available June 1–August 31, with possible continuation from September depending on fit.
Looking for a responsible artist or creative professional seeking a quiet workspace. Clean, non-toxic work only. No residential use, no sleeping, no overnight stays, no parties, and no public events.
This is a temporary studio-share / use agreement, not a formal lease takeover. The lease remains in my name, but the subletter would have primary use of the space. A small amount of archival storage may remain, and I may need occasional pre-arranged access with advance notice.
Please include a short introduction, references, and a website / Instagram / portfolio if available. First month plus security deposit required. Simple written agreement required. Showings by appointment.
