The Building & Block:

York Ave itself is peaceful: removed from the rush of Lexington Ave and Third Avenue but still connected. It’s the kind of block where you start recognizing the same dog walkers, baristas, and neighbors over time.
The Neighborhood:
You’re close to Carl Schultz Park and the East River Esplanade.
The 86 cross-town bus is outside your door, the Q train 86th street station is 2 blocks away, and the 4/5/6 trains are just a bit further west on 86th and Lexington.
