I'm renting my home in Andes, New York, for a year while I am out of the country, starting fall. My dates are currently flexible, and I'd be happy to work around the right tenants.
The house.
My house is a 150-year old, three-bedroom, two-bathroom cottage in the adorable small town of Andes, a picture-perfect Catskills hamlet.
I'm a writer so the spaces are set up with cosy reading and working in mind.
The house was renovated in 2019 with high-performance insulation, so it retains heat well over the colder months. There is a central forced-air system (propane), and the wood-burning stove (installed 2022) is high-efficiency and low-emission. There's also a half-cord of cured wood stacked and ready to go for winter.
The upstairs is a large open-plan studio space, south-facing windows, and the main sleeping area. (Pics 4/5). This has a private balcony overlooking the back garden, and walk-in wardrobe. The main bathroom has both a shower and clawfoot tub (pictured).
Downstairs, there's the kitchen, a second bathroom / laundry, and two more bedrooms currently set up for guests.
There's fast wifi, smart TV, dishwasher, clothes washer, etc. All the usual stuff.
The town.
Andes is a small hamlet three hours from NYC, with plenty going on.
Within walking distance of my house, there's a yoga studio, Hawk & Hive art gallery, Diamond Hollow books, Cafe Mutsi, the Andes Hotel tavern, Wayside Cider, Estro vintage furniture and general store, the Andes Diner, and Leo Koenig's recently opened satellite gallery.
We also have a goat farm where you can buy local produce and pet the friendly goats.
Nearby are many other small towns with their own attractions, including Delhi, Bovina, Livingston Manor, Margaretville, Hamden, Franklin, Hobart and Stamford.
And of course, there are lots of stunning hikes, mountains, and lakes. If you snowboard/ski, Andes is 30 minutes from both Plattekill and Belleayre Mountain resorts.
The Trailways bus goes through town, but you'll need a car to get around otherwise.
You.
I'm looking for a 12-month lease with a tenant / tenants who are communicative, trustworthy, mature, and who will treat the house and its environs with care and respect. (Extra points if you like gardening!)
I will be out of country, but have a local property manager and handyman to take care of any issues.
My preference is to rent the space furnished.

I'm a writer and strategist, and moved up to the Catskills from New York five years ago. I've had some great experiences hosting people via the Listings Project, and would love to have someone kind and reliable to enjoy my place while I'm away.

First month and $2200 deposit required on signing lease.
Utilities (wifi, gas, electric, snow-removal etc are not included).
No smoking (of any kind) indoors please.
Small, well-behaved pets are welcome for an additional deposit.
However, please be aware that there is a cat-door, and the garden is unfenced and adjacent to a main road.
