SUMMER and FALL BY THE PARK

Private bedroom in a two-bedroom, 1 bath apartment.
Dates: starting AUGUST 1 , 2025 - DECEMBER 31, 2025 (month-to-month possible thereafter.)
MUST LOVE DOGS. I have two 1-year-old Pekingese girls. They are sweet as can be, but they do have puppy energy. They are small, super friendly (12 lbs and 14 lbs)
If you have never lived with dogs before, this apartment will not be the right fit for you. Just being 100% transparent here. Dogs are not for everyone.
Located in Prospect Park South. Half a block to the Prospect Park Parade Grounds. 2 blocks from Prospect Park, right by the lake. 1 1/2 blocks from the B, Q express subway stop at Church Avenue. The Fort Hamilton F, G is a 15-minute walk.
It's a 12-minute subway ride (B,Q) to Broadway / Lafayette (Greenwich Village) and about a 20-minute subway ride to midtown Manhattan.
The apartment is on the third floor. There is a very reliable elevator. Laundry in the basement of the building.
The available room has a full-sized bed, dresser, new bedside table, an area rug and an AC unit Ample closet space. Two big windows. There is now a desk and chair in the room (not pictured).
It's a sweet space. Open and minimalist. There's plenty of room in the refrigerator and cupboards.
The bathroom is clean, has a window and a full tub. Heat and Hot water are included with the rent. Internet, electric and gas are additional. Monthly Internet is $35 each, electric and gas around $50 each...summer AC will make the electric bill higher.
An ideal roommate is someone who works /goes to school in person. At this juncture, someone who solely works from home is not a good fit.
No couples. No partiers.
No pets (sorry, two is enough)
No smoking or drugs. Someone clean, responsible and respectful - and, again, you must love dogs.
Proof of income or school enrollment and references a must.
I am a clean, respectful, middle-aged filmmaker and professor.
I am typically pretty laid back and the layout of the space allows for two people to do their own thing - but, the big thing for me now is the dogs.
What else:
I teach in person at NYU and at a CUNY MFA program. Like most people, I do a good many Zoom meetings. I also write from home. The walls are very thick and the rooms at opposite sides of the apartment - I do my best to keep noise levels down... and hope to find someone who feels the same.
I mostly socialize outside the home, but, occasionally, I have friends over. It is important for me to find someone who does not bring the party home.
I am very involved in the arts, especially film and the visual arts.
$1275 per month plus wifi/utilities
$1275 security deposit and first month's rent to be paid before moving in.
