Large Quiet 200 Square foot ROOM in Beautiful 4 story, 4,000 square foot Park Slope Brownstone (12th Street between 4th and 5th Avenues). This Room is on the top floor (4th) in the rear of the building overlooking a large backyard/garden. No street noise. The room has huge windows/lots of light and original hardwood floors. It is better to call or text me. The Room/House does not accommodate pets of any kind or couples. All utilities including WIFI are included in the rent. You only pay the rent and a share of cleaning person who comes every 2 weeks to clean all the common areas (Kitchen, bathrooms, hallways, stairs) of the house.

The house has renovated bathrooms and kitchen – new appliances. New Washer and Dryer are on site in the basement and can be used at no cost. The basement can also be used to store your personal belongings. Tenants enjoy a large, quiet backyard and full first floor common area/kitchen (work, cook, have coffee, meet friends, etc.)
Roommates are friendly, intelligent, sociable, clean and considerate, all in their mid-20s/early thirties, highly educated professions with 9-5 jobs. Often it feels like you have the entire place to yourself, although there is plenty of opportunity to engage and make friends. Garden Floor common area is fully furnished and features a HD flat screen TV and fully renovated kitchen.

Located in quiet beautiful Park Slope (voted NY’s “Most Livable Neighborhood” by New York Magazine) with many bars and restaurants nearby (Commonwealth, Barbes, Skylark, Side Car). There is a full grocery half a block from the house and Whole Foods Gowanus is a ten - minute walk. House is 3 blocks from the 4th / 9th Street stop on the F, G and R trains, 4 blocks from Prospect Park, 20 minutes to downtown Manhattan, 30 minutes to Williamsburg.

The current Tenants of the house have described the housemate they are looking for:
“Our ideal housemate will be clean, take initiative around the house (taking out trash etc.), be respectful of the other housemates and boundaries, have good communication skills, be friendly although not looking for housemates to be friends with (if it happens naturally that is great). Overall, we hope to find someone who is willing to contribute to keeping the wonderful and peaceful vibe we have going right now.
Recently we’ve put a lot of effort into refreshing the living space with new furniture, art and Mark (me, the landlord) has kindly updated a lot of the kitchen appliances. Rosa - our delightful cleaning lady comes every two weeks (Tenants all share the cost). We’re mainly looking for someone who’s easy going, independent and respectful of the rest of the housemates”.

About This Lister

My name is Mark Michener. I live in Pennsylvania but lived in Brooklyn and Park Slope for many years. I have owned 257 12th Street for 38 years. Over that time, we have invested significantly to upgrade and maintain this beautiful 126-year-old building to ensure that it is in as close to its original state as possible. I am an extremely attentive landlord. Although if no issue needs to be addressed you will not hear from me until it is time to renew your lease which will be 3 months prior to your lease expiration. This is what NY State requires. I have developed a quite complete list of trades people should the need arise for any type of work/repair to be done. Although after 38 years not many issues arise. I try to keep the renting process simple and transparent. I do not require background checks, copies of your W2, etc. I will ask what you do for a living, who you work for and how much you make to ensure that you are comfortable with the asking rent - NYC is an expensive place

Rental requirements

The process is:
1. call or text me (I am the owner and manager of the Brownstone and have been for 38 years).
2. We will have a brief call to determine if the space is a good fit.
3. If it seems like a good situation, I will put you in contact with the housemates through an e mail that goes to all the housemates.
4. You will schedule time with one of the housemates to walk through the house and the available Room and meet as many of the housemates as possible.
5. You will reach out to me and let me know if you are interested and the housemates will let me know if they think you will be a good fit for the house.
6. If everyone wants to move forward, you and I will have a short zoom call so we can meet virtually face to face.
7. If everyone still wants to move forward, I will send you a one-page application and 7-page lease.
8. To complete the process, you will fill in the application, sign the one-year lease and pay one month's security ($1,700) using Apartments.com to pay the security from your bank account.
9. Then you and the current tenant will arrange for keys to be handed over to you.
