We're relocating and looking for someone great to take over our lease at 306 Saint James Place, Apt 2F in Clinton Hill. We've lived here since the end of 2024 and absolutely love it. It's a sunny, well-kept studio on one of the nicest tree-lined blocks in the neighborhood.

The space has high ceilings, hardwood floors throughout, two large south-facing windows with views into the trees, and a washer/dryer in the unit. There's good closet space, a dishwasher, and radiator heat. The building is a non-smoking brownstone and pets are allowed. The C/G trains at Clinton-Washington are a short walk away.

This is a lease assignment, meaning you'd take over our existing lease through 12/31/26 at $3,295/month. Ideally looking for a June takeover, but could be flexible into early July. The apartment would be available in its current condition.
