Welcome to Flushing Manor — a calm retreat from NYC chaos. Two rooms are available in a spacious 3BD/2BA apartment steps from the Flushing Ave G stop.

Primary Bedroom (Lloyd subletting, Jan–March): $1875/month + 1 month deposit
12’×12’, private north-facing balcony (5’×7’), en-suite bath (tub/shower). Furnished with full Tempur-Pedic mattress, desk, chair, two nightstands w/ USB hubs, and standard NYC closet. Shares a wall with Bedroom 2(Spencer).
Third Bedroom (3-month min, then month-to-month): $1625/month + 1 month deposit
10’×9’, south-facing window, large closet w/ built-ins. Furnished with full Casper mattress and large desk. Shares bathroom with Bedroom 2(Spencer).

Apartment
Large 3BD/2BA with in-unit washer/dryer, dishwasher, central heat/AC, hardwood floors, elevator, and south-facing balcony.

Common Areas
Open living room/kitchen with south-facing light and balcony overlooking Flushing Ave.
The kitchen is unusually large (even by non-NY standards): U-shaped with bar seating, ample counter space, and room for two to cook comfortably. Fully stocked with dishes, cookware, and appliances (microwave, toaster, Ninja blender, kettle, moka pot). Each roommate gets designated fridge and pantry space; freezer is shared Tetris-style.
Living room has a couch, ottoman, and two chairs. No TV by design, but Spencer has a projector that we use for occasional movie nights. Living room upgrades (large paper Noguchi style orbs by Jan 1; furniture, plants, new wall art to follow) are in beginning stages. Sometimes candles are burned. Sometimes flowers are vased.

Cleanliness & Supplies
Weekly shared chores expected (trash, recycling, sweeping, kitchen; Bedrooms 2/3 rotate bathroom cleaning). Common areas are kept tidy and uncluttered, as photographed.
$15/month per roommate covers shared supplies (paper towels, toilet paper, soaps for shared sinks, cleaning supplies, dishwashing pods, etc.); extra funds roll over for small shared upgrades like a new kitchen knife, hand towels, a plant, etc. Spencer manages all purchasing.

Who You Are
Employed professional (mostly in-person preferred), clean, respectful, proactive and direct communicator, and grounded. Not a stranger or our best friend. Enjoys conversation, doesn’t bring the party home, doesn’t party at home, and hosts a friend or two for dinner occasionally. Looking for a peaceful, well-kept home.

Neighborhood
50 yards to the Flushing Ave G. 2 Stops to Metropolitan Ave L, 3 Stops to McCarren Park, ~15 min to Downtown BK or Court Square (7 train). ~6 min walk to the J/M. Close to B48 bus to Prospect Park, 2 large Citi Bike docking stations 50 yards in either direction, Winona’s for a drink or nice dinner is 1 block away, 1/2 for a coffee shop for a cup or pastry. Trader Joe’s ~15 min via G train in either direction, or walk to Brooklyn Harvest.

Spencer (Bedroom 2): 30yo American. Straight man. Just hit 1 year in NYC. Pole vaulted in college. Art Director and freelance commercial photographer. Has own business. Writes on Substack. Loves thrifting. Runs. Has spent months living in cities all over the world, still travels. He is 100% wfh but goes into office or coffee shops occasionally. Eats most meals at home.
