Flexible length of stay with ideally a 2 Month Minimum between March 25 to July 7th. (Flexible)

My place is especially good for artist, writers, and entrepreneurs.
No Oil painting. (Sorry)

LISTER'S RELATIONSHIP TO THE SPACE:
I've been living in this area the last 20+years

My live work space, is on the first floor and is bright and spacious, with large windows on both sides of the apartment and high ceilings. A typical Berlin flat with minimalist 90's decor. I've renovated but have left a lot of the original feeling.

There is a small bedroom that faces the backyard and is relatively quiet.

The living room / work room that faces Oranienstrasse, has a large table that is large enough to work on (writing, drawing, making music) but no painting or messy work.

The bathroom was restored to how it was originally in 1920's, with black and white tile, it's gorgeous. Shower and bathtub! As well as a washer machine, no dryer.

There is a sit-in Kitchen that faces the backyard with a dishwasher.
REQUIREMENTS:

NO PARTIES AT ANY TIME. No EXCEPTIONS.

~ I keep my Art_home clean and maintained and uncluttered.

~ I'm looking for an easy going, professionals, someone with experience in living abroad.

~ This is Germany, so no loud noise (music etc) after 10pm or before 10am. My neighbors are super friendly but they will complain.

~ Please note: This is absolutely a non-party home, non smoking, no sublease, no vacation rental is allowed.

~ In Walking distance to (U8, U1, Bus 29, 140 and S-bahn is a 15 minute walk or an easy bus connection. Fantastic restaurants, cafes and clubs...

~ Great neighborhood. ~

I'm also open to apartment SWAP ( Close to what I offer in Rent). Presently interested in NYC. Later in the Year: Other Cities or Countries.
