Very comfortable room, 2 windows, central A/C plus an overhead ceiling fan in the room. Full sized bed, pillow-top mattress. Dresser provided, full-sized closet with built-in drawers and storage. Hardwood floors. Electricity, gas, water, WiFi are included.
We have one dog in the household. Goes without saying - must love dogs, because she is gonna love you, no matter what.
The room comes with its own separate private bathroom with a tub shower and double sinks. All bed and bath linens are provided. Access to the kitchen, laundry room & outdoor patio and yard. Fully mirrored closet with 2 clothing rods, hangers, drawers and lots of shelves.
Outdoors: large backyard and patio with fire pit, comfy furniture, barbeque, fruit trees, grape vines, great for entertaining. Squirrels optional.
The house attic door is in this guest closet and entry may be required to provide access.
Street parking only, but no restrictions and no towing, ever.
The house is on a residential street with heavy pedestrian traffic - runners, walkers, babies in strollers, dog walkers, fitness mania. It is a great place for a power walk, an easy 2 - 4 mile loop.
Looking for a chill, professional, dog-friendly lodger with good sense of humor, preferably female or female-ish, LGBTQIA totally welcome. Bring your best caftan and get ready to wear it, honey.
House is 100 years old & built on a hill, so sadly it is not very accessible to folks in a wheelchair or with mobility issues.
One month minimum; after that - month-to-month is fine, or a longer term can be locked in. No short-term stays - so sorry!
A Lodger's Agreement and 2 Page Lodgers Information will be provided and is required as is a Credit and Background Check at your cost of $50.
COVID CDC measures are requested for the safety of everyone in the home especially if you have been exposed to COVID, which requires 5-day sequestering. Please share your vaccination status when you inquire.
Close to all of the studios (WB, Uni, Disney) and many production companies in Burbank and surrounding neighborhoods.
3 blocks to the grocery store , ½ mile to Starbucks, 4 blocks to gas station. 3/4 mile to a huge park/library/museum. Gorgeous, peaceful, beautiful neighborhood.

A Lodger's Agreement and 2 Page Lodgers Information will be provided and is required as is a Credit and Background Check at your cost of $50.
$1600 deposit (1 month's rent) at signing, to be held until the end of the rental term, delivery of keys.
$500 pet deposit for any small animal - please note that the house dog will be great with most other dogs (see below), but might not be great with cats, rabbits, ferrets, guinea pigs, or other uncaged small mammals. Deposit will be held until return of keys.
Pets Policy
House dog is a border collie, and as such is very energetic. She is a very social dog, very friendly and very diplomatic. She is non-aggressive and deferential to other dogs, and has been certified to this end as a play therapy dog.
If you would like to bring your dog with you to this rental agreement, we should have a meet and greet of dogs, to make sure that there is no aggression present in either dog. Sometimes, chemistry goes sideways - and it is not worth it to submit unwilling participants into a living arrangement that is hostile. If you'd like to live here with your dog, let's make sure it works first. Let's have a blind date at the house.
$500 deposit, as explained above. If damage is extensive, and requires further remediation, it will be deducted from the main deposit.
