In New Paltz, perhaps the most desirable town in the Hudson Valley, this house is very similar to a 2-unit house: it is a giant 5-bedroom, 4-full bathroom, 2 kitchens single-family home laid out like a 2-family, with complete separation if desired. Perfect for a large or extended family, or even two families, or two couples, or up to five housemates, or just for you if you love space! Rented for the past year on Airbnb, fully furnished, with some king beds, queen, double and twin beds. If you prefer, there is an option to rent the house unfurnished. Two full kitchens, two living rooms, each level has two bathrooms, one level has 3BR and the other level has 2BR; exactly like a 2-unit home, but it may not legally be rented on two separate leases, so we are looking for one big group, or two couples, etc. Although each level is nearly identical in size and amenities, you may think of one level as the main, and one level as an "in-law suite/guest suite" or "accessory use" for you. Perfect for you and lots of your family, or up to five maximum unrelated housemates/friends, and you can all work comfortably from home. Plenty of parking for up to six cars (cars required). Heat is INCLUDED in rent.

About the house: It is on two-and-a-half acres on Route 208 in the Town of New Paltz, just one-third of a mile from the campus of SUNY New Paltz (car required). You could choose either level for your personal living space, and your extended family or friends would live in the other level, or maybe you would like the entire home for yourself, and enjoy the luxury of space. LOWER LEVEL: Open living/dining/kitchen, with full-size appliances including electric range, dishwasher and refrigerator; sliding glass doors to the backyard patio; bathroom (#1) with stall shower; two bedrooms include one off the living area, with a decorative (nonworking) brick fireplace and mantel; the other has direct access to the driveway and an ensuite bathroom (#2) with stall shower. UPPER LEVEL: Large kitchen/dining, with full-size appliances including electric range, dishwasher and refrigerator; sliding glass doors to a large deck, with stairs leading down to the yard; living room with decorative (nonworking) fireplace and mantel; bathroom (#3) with large tub; three bedrooms, including one with an ensuite bathroom (#4) with stall shower.

New Paltz is in Ulster County, and the house is 79 miles (90 minutes) from the George Washington Bridge. For your guests who may come up from the city, there is a Trailways right in the village, next to a taxi stand. The house is near farm stands, wineries, cideries, art galleries, so many trails, and is well known as the rock climbing capital of the East Coast. Exactly one mile to the commercial heart of the charming Village of New Paltz. As a university town, there is lots of life in New Paltz, including a movie theater, restaurants and cafes, as well as culture, including art galleries and museum, observatory, theaters both on and off campus, lectures, etc. Outdoor activities are unlimited. All of these are just a few minutes drive from the house: Mercier Farms, Dressel Farms, River to Ridge Trail, Wallkill Valley Rail Trail. Under fifteen minutes drive are Minnewaska State Park Preserve, Robibero Winery, Mohonk Mountain House, Clay at Wildflower Farms, Walkway over the Hudson. Just relaxing in the huge backyard is another great way to spend a day.

This could be your full-time home, or you and the other couple/family could use it as your second home/country getaway, with room for each of you to have guests. Considering buying in the Hudson Valley, but want to test it out first? Unique opportunity to have a fully-furnished, fully-equipped home, where HEAT, lawn care, snow plowing, water and water system maintenance, are all included in your rent, and the house is large enough to share that rent with your good friends if you'd prefer.

If you are a large family, or a couple or two couples, or a single, or a group of two, three, four or five housemates, you could all be comfortable in this spacious, well-equipped home. Verifiable total combined household annual income of $170,000 required; application requests landlord contact info. One month security deposit. If you are renting furnished, we cannot accept pets. If you choose the unfurnished option, we are open to discussion. No inside smoking. Flexible lease term of at least eight months through May 30, 2026, or ideally longer if desired.
