I'm moving out of state and looking for someone to takeover my half of the lease with my female roommate.

$1875 a month, utilities not included - we have averaged about $100/month each for ConEd, Nat Grid, and Spectrum internet. That has exceeded $100 during the summer with ACs running.

Sublet is 10/1 (can be flex up to 10/15) to 6/1, when the lease would renew.

Apartment is up one flight of stairs in the heart of Greenpoint - Manhattan Ave between Norman & Nassau. We are one of 3 units in this building, there are two apartments above us - the son of the landlord used to live in one of them and he moved upstate about 6 months ago, so it has been empty. I've never heard any noise from the other tenants (I've never experienced this in all my 15 years living in NYC!!)

The room is spacious, quiet, and gets lots of light from two big windows. It is situated in the back half of the apartment, so you don't hear any of the street noise from Manhattan Ave. There is fire escape access from one of the windows, I've kept plants out there. You also have your own entrance to the room.

I have a queen bed that fits beautifully with lots of leftover room for other furniture. I have one dresser and one chair in here, but there's plenty of room for another dresser, or a credenza for a TV setup.

There is a real closet with a real pole to hang clothes, plus a shelf for shoe storage up top. There's another closet right next to it with shelving only. Amazing storage and one of my favorite parts of this room.

The rest of the apartment is great - the living room is massive with two big windows and a sectional couch, and the kitchen has its own 'dining area.' Bathroom is standard with a glass-door shower and tons of under-the-sink and medicine cabinet storage.

Please be pet friendly - my roommate has a sweet and lovely young female cat (1.5 years old) and a medium sized extremely well behaved dog that is here every other week (shared custody). Because of this, we can't allow anyone bring pets of their own (sorry).

Bed frame would be included if you're interested! No additional cost. From Wayfair, mid century style, has clearance for under bed storage, only a year old, never given me any problems. Windmill AC unit (one year old) currently in the window also included.

My roommate who you would be living with is in her early 30's, born and raised New Yorker. She is in grad school and works in a restaurant in Greenpoint full-time. She's often at her boyfriend's place and doesn't spend much time in the apartment.
