-Rent: $1740-$1760/month (will be confirmed by the landlord in January)
-Utilities: (PG&E and WiFi) ~$50/month (landlord pays for water, garbage, and steam heat)
-Lease: month-to-month (longer term applicants (i.e. 9-12+months) preferred)

-Top floor unit in a 3-floor/6-unit building with friendly neighbors
-In-unit W/D and dishwasher
-Plenty of natural light throughout
-Furnished common areas
-Large kitchen with plenty of prep space and storage
-Building basement with storage area for tenants
Room Details:
-Very spacious
-Lots of natural light
-No closet, but the current tenant will be leaving behind her clothing rack and a dresser (see third picture) if you would like to buy these from her.
-The tenant of this room also gets a hallway closet in the apartment to themself for additional storage.
-There is no radiator in the room, but the current tenant uses a space heater which has provided sufficient heat for her and has not had any significant impact on the electric bill for the entire household.
Location: The apartment is in a great, central location about a 5-minute walk from the Panhandle and an 8-minute walk from both Buena Vista Park and GGP. We’re within walking distance of Gus’s, Whole Foods, and Luke’s Local, as well as many great restaurants and bars in the Haight and Cole Valley. Nearby transit includes the 6, 7, 33, and 43 buses, as well as the N Judah, and there is plenty of free street parking in the area.
We are hoping to find someone in their late 20s/early 30s who is clean, respectful, friendly, and doesn’t smoke. Unfortunately, no pets are allowed in the building.

-Female, 32: Audio engineer with a 9-5. Typically work from home Mon/Fri and in-office Tues-Thurs. Musician, but usually practices with headphones or elsewhere so won’t be a disturbance! Loves cooking, going out to eat, and going to shows.
-Male, 28: Marketing agency founder who works from home 3-4 days a week. A friendly, extroverted, and grounded person who loves deep conversations, building his business, and being outdoors.
-We both:
--Enjoy catching up and spending time with each other in the common spaces, and value alone time to recharge.
--Like hosting friends and events, but prefer a quiet wind-down most evenings.
--Value a clean home and open communication.
We are still waiting for exact confirmation on this from the property management company, but requirements will likely include a security deposit of $1740, proof of income, and a signed lease agreement.
