I'm looking for a two-month subletter with the option to do a lease takeover for my 2-bedroom apartment in Greenpoint (unfurnished), starting September 1st.

My lease ends on October 31st, and you would renew the lease for the next year on November 1st.

I'm giving preference to those interested in a lease takeover.

Currently, the apartment is $2,300 per month, all utilities included, except that each A/C unit costs an additional $60 flat rate. After November 1st, the monthly rate will be increased to $2,400 for the next rental year.

It's a LOVELY apartment on the third floor. It gets ample, direct sunlight all day and a sweet view of the K bridge. I've been here for 4 years now and I'm sad to leave.

It's a 6-block walk from McGorlick Park and around the corner from the Under the K Bridge Park.

Both bedrooms are roomy, with one getting more floor space and the other getting maximum closet space. It's perfect for two people, whether that be a couple or two roomies.

The building is owned by an older couple. They're communicative and respectful. I've never had a problem. They're quick to fix things and don't come around otherwise.

A B48 bus stop is right outside. The G train is about a 15-minute walk down Nassau.

The place is perfect for someone with a car, as street cleaning is not enforced on the block. I've kept my car the entire time I've lived here.

Bike storage is also provided in a shed outside the building.

No washer/dryer in the unit.

Cats are allowed! But no dogs.
