WHY THIS IS A SPECIAL OPPORTUNITY

This is a huge, beautifully furnished corner two-bedroom apartment in the heart of Hudson Heights with sweeping, unobstructed Hudson River views (photos attached). Apartments with this kind of space, light, and river exposure are relatively rare in the neighborhood, particularly at this price point.

We’re offering the apartment at a below-market, all-inclusive rate because my schedule over the coming year is somewhat fluid. The arrangement includes the possibility of my occasional use of the smaller front bedroom for approximately one week per month — if at all — during the sublet period. Last year, I didn’t visit once.

To keep things completely fair and transparent:

• If the apartment remains fully private to you for the month, rent is $4,350/month
• If I do come for a short visit and use the front bedroom, rent automatically drops to $3,950/month for that month

When visiting, I would not be in the apartment during the day at all, as I work from a private office in Flatiron. I would typically only be home in the evenings to sleep and briefly in the mornings before leaving for work. The bedrooms are situated on opposite ends of the apartment for maximum privacy, so the space still feels very separate and comfortable. You would have primary use of the massive back bedroom directly adjacent to the living room — both featuring the apartment’s prime Hudson River views.

We want this to be a mutually trusting, easy arrangement. Ideal applicants meet the following:

First month’s rent + one month security deposit due at signing

2–3 personal or professional references who can speak to your kindness, reliability, and ability to comfortably afford the monthly rent.

Someone who will take good care of the space and treat it like their own.

Ability to collect and save our mail while we’re away.

Willingness to water our one plant (truly just one)!

A person who will be a warm, friendly presence in the building — we love our community and hope you will too!
