WHY THIS IS A SPECIAL OPPORTUNITY
This is a huge, beautifully furnished corner 2-bedroom in the heart of Hudson Heights with sweeping, unobstructed Hudson River views (photos attached). Comparable 1-bedrooms in the area run $3300–$3700 and are significantly smaller. We are offering this space at a deeply discounted rate of $2500 in exchange for my using the second bedroom one week per month during the sublet.
I am extremely quiet, out of the apartment most of the day when visiting, and the bedrooms are on opposite ends of the unit for maximum privacy. Some months, I may not visit at all.

ABOUT YOU
An individual or couple who values a quiet, nature-filled, community-oriented part of the city. Someone gentle, considerate, and drawn to this neighborhood’s beauty. Please share a little about yourself, your rhythms, and why this home might be a good fit.
ABOUT ME
I’m a psychotherapist, artist, and long-time New Yorker. I’ve lived in this building for three years and adore it. I’m spending the winter/spring in Arizona with my partner, Mac, who will handle the initial video chats and showings. We care a lot about finding the right fit — someone who will love the space as much as we do.
RENTING REQUIREMENTS
We want this to be a mutually trusting, easy arrangement. Ideal applicants meet the following:
First month’s rent + one month security deposit due at signing
2–3 personal or professional references who can speak to your kindness, reliability, and ability to comfortably afford the monthly rent.
Someone who will take good care of the space and treat it like their own.
Ability to collect and save our mail while we’re away.
Willingness to water our one plant (truly just one)!
A person who will be a warm, friendly presence in the building — we love our community and hope you will too!
Cats are absolutely welcome. Quiet dogs are sometimes allowed — please inquire.
