Enjoy the sunrise from this fantastic 25th-floor sun drenched apartment. The apartment is only about 3 years old. You enter in a nice sized foyer with room for a bench and table. Both closets have full length tracks so you can add shelving to them easily (Elfa and Rubbermaid both worked, so I’m guessing other systems will work well too).

This is a modern doorman building with a fantastic and friendly staff. There are a ton of amenities including a bike room, gym, package receiving, screening room, library with deck on the 27th floor, and a 51st-floor outdoor pool with a sundeck, cabanas, and grills. On the 6th-floor there is a child’s play room and coworking space. There are so many elevators, you will almost never wait for one.
You are near the Atlantic Ave, Bergen St, Fulton St, and Lafayette St stations, giving you access to 2,3,4,5,B,Q,D,N,R,G, and C subway lines!

Rental requirements

This is a lease reassignment, so the application and lease payments will go to the building, and I will not be in the loop for payments. I have paid March rent, so if starting a lease on Mar 7 and ending August 31, the effective rent is approximately $3810/month. The base rent is $4400/month, so the effective rent depends on the starting date of the lease. Amenities are extra at $95/month. The security deposit is 1 month unless they are running any specials for reduced deposits.
The utilities that you will need to pay for are internet/cable/phone (Spectrum or Verizon) and electricity. Some of the amenities like the screening room, party room, and conference rooms cost money to reserve ahead of time. Bicycle storage is $25/month/bike.
There is no fee for this apartment, as I am just the current tenant. If you choose to have a broker, this is at your own expense.
There is an application fee that the building’s management will perform of $20 that you will pay directly to the building. The minimum annual income for this unit is approximately $198,000. You minimally need to provide proof of income, 2 bank statements, most recent W2, and a government-issued ID. There are other qualifications for self-employed applications, and I can send those if needed.
This is a pet friendly building, and there is no additional pet rent or deposit. There are reasonable restrictions on the types of pets, so please ask if you have something other than a single small or medium dog or house cat.
Unfortunately, I cannot transfer the lease to someone that is currently a Brodsky tenant. This is the building’s rule, not mine.
