Herbert Von King Park is a pleasant 15 minutes walk away. By NYC standards it's quiet, and is a tried-and-tested perfect work/do everything from home location. This is a lovely section of the neighborhood with a good mix of low-key liveliness, beautiful architecture, and a community-oriented spirit.

The apartment has been fully renovated to bring maximum space and light to the unit, taking advantage of Southwestern and Northeastern exposures, with a lush garden in summer, and architecturally-spectacular street views. The design is clean and minimalist, with pocket doors throughout the interior, so you can make the space fully open, or close off areas as you like. Main lights have dimmers, and floors are pine hardwood throughout. Facilities are updated, with all water supply plumbing replaced with lead-free. Heating is from cast iron radiators and high-efficiency boilers. The building has new insulation and reduced energy consumption. There is a shared washer and a dryer in the cellar laundry. Keyless locks all round, and code-locked parcel and mail delivery. The building has been thoughtfully designed to be spacious, naturally lit, and easy to use. The property is a non-smoking building throughout.

The sitting room has an original fireplace mantle. The adjacent kitchen space is open plan in minimalist white, and has a gas stove, outside venting, fridge freezer, and lots of quartz counter space and outlets. There is a private hallway where bikes can be stored. The one bedroom is large and configured as a suite, with pocket doors both to a walk-in closet, and to a spacious and windowed en-suite bathroom with tub and shower. There is a glass door from the bedroom that opens to the garden. There are plenty of options for configuring both leisure and work spaces, and creating a multifunctional layout.

The lovely yard is 20ft by 30ft and has a mature apple tree canopy (with potentially hundreds of apples in the summer, depends on the year...), lush raised planted areas, and a cement patio, with a mixture of sunny and shaded areas. Previous tenants have planted extensive flower gardens, but at present, after the record-breaking cold winter, there is a cleared bed waiting for new ideas. The patio has lighting, an electrical outlet, and space for seating and dining furniture. It isn't necessarily a high maintenance yard, but a keen gardener is a must as it is a private space. Hardscaping and fencing design improvements are starting soon and are expected to be complete for the incoming tenant.

Rental requirements

Utilities are paid individually by residents, directly to Coned for electricity (about $50 a month without AC), National Grid for gas and hot water (about $50 a month most months, and $100-120 during the coldest winter months), and internet of choice. Fios is installed. Renter's insurance is required.

Tenants usually find it convenient to use the payment portal associated with the building for rents and security deposits. The third-party portal charges tenants (and keeps) $2 per payment, and provides clear records, account confidentiality, and receipts for monthly rental charges and deposits.

6. Institutional guarantors are welcome to expedite approval. A certificate of qualification (or equivalent) from an institutional guarantor (available same day from them, specific to the tenant, can be used with any application) expedites approval where needed.
7. An FCRA compliant check including both background and credit check are required from the applicant eg. LeaseRunner

For lease signing the following are additionally needed:
8. First month and security deposit (1 month equivalent) are due by electronic deposit or certified checks
9. Proof of purchase of renter's insurance, with building owner listed as co-insured
10. An institutional guarantor agreement, where appropriate, between the tenant and their chosen third party, such as Insurent, is required for lease signing

Pets Policy

The building is pet positive, following The Humane Society “Pets are welcome” policy, and there are no restrictions on breeds and sizes of dogs and cats. The yard is for exclusive use of the ground floor tenant and is enclosed. There is no additional pet fee.
