Welcome to Sugar Hill! The apartment is on the garden floor of a historic brownstone on a Landmarked block.

Enter through a flower-filled private entrance, down two steps from the street. (These are the only stairs in the apartment.) You have a large living room (three windows give plenty of daylight), and a capacious open kitchen with all appliances, including dishwasher.

Down the hall is the bathroom and two bedrooms facing your lush and shady private patio in the back. The bedrooms are in the back of the apartment and are very quiet.

There are three closets. You also have access to the basement, which has additional storage, and a washer/dryer for your exclusive use.

The homeowners live in the house above the apartment, and are available and responsive.

The house is a five-minute walk to the 145th Street station on the ABCD lines, and also close to the 1 train. We are two subway stops from Columbus Circle, three from Times Square. The West Side bike path running the length of Manhattan is a few blocks away.

The neighborhood is a pleasant residential neighborhood with lovely community gardens nearby. A few blocks away you'll find restaurants and cafes. Several decent-sized supermarkets are within a few-blocks radius as well, and many excellent street produce vendors. Two public libraries, yoga studios and gyms, historic sites, and parks are also nearby. We are in walking distance of City College and Columbia/ New York Presbyterian Hospital.

The apartment can be rented furnished or unfurnished, on a month-to-month or annual basis.

Heat, water, and internet are included in the rental fee. The tenant pays for their electricity and cooking gas.

About This Lister

The home is owned by me (Laura) and my husband (Larry.)
I am an about-to-be-retired educator and museum professional. Larry is a freelance computer programmer. We live upstairs from the apartment, so will be your landlords and also your neighbors. We have been living in this house for 25 years, and raised our two now-adult children here.

Renters will be asked to provide references and demonstrate good credit and sufficient income or resources to cover rent.

First month rent and security deposit will be required for move-in. A lease agreement will be signed by all parties.

Early move-in is available.

This is a strictly no-smoking apartment, including outdoor spaces.
