I am looking for two medium-to-long-term roommates to fill two rooms in my huge 4 bedroom-1.5 bathroom loft in Ridgewood.
The Dekalb L train is around a 9 minute walk, and about 8 minutes to the Seneca M train. The B38 picks up one block over.
A few blocks from Grover Cleveland Park, our block tends to be fairly quiet.

The space (in broad strokes):

The loft is around 2300 sq/ft (indoor space), with 12-13 foot ceilings, and hardwood floors. It occupies the entirety of a single-story building that was formerly a knitting factory, and an art gallery.
It has two large shared spaces at the front and back, with the bedrooms in the middle.
The back space is an open concept kitchen/living room/dining room with a kitchen island, large dining table and a sitting area lined with bookshelves, along with one bathroom in the back corner.
The front studio is ideal for dance/movement/theatre artists. hardwood floors, a flown PA system, projector, curtain track system, full-length studio mirrors on one wall and wall barres (although currently de-installed). Since I took over the space, it has been used for dance, theatre and low-key music rehearsals, film screenings, and studio visits. It includes a tool room/workshop, the other bathroom, as well as two large storage/crawl spaces overhead. The studio's configuration has depended upon how it’s being used, which is also to say there is an emphasis on modularity, so as to accommodate different uses. That is, however, also to say that it is not well-suited for studio arts that could cause damage, are chemical-intensive, or are difficult to clean up and consolidate, like painting or sculpture.
Worth keeping in mind: This is a loft in a single-story building, and despite its hominess, still retains some industrial character. As such, it is best suited to people who are not highly sensitive to a cold snap or a heat wave.
Additionally, my roommate has two cute and unobtrusive cats. We can’t accommodate other pets or those with allergies.

The available bedrooms:

The bedrooms are all situated between the front and rear shared spaces, with the two available spots opening onto a hallway that cuts width-wise across part of the space. Although we have conventional windows in the front and back, these rooms have skylights for natural light.
The single room: It is 120sq/ft and includes a closet/shelf area incut into the back corner of the space.
The double room: The hallway opens onto the smaller of the two rooms, with an internal doorway to the larger one. They are 180 sq/ft combined. Depending on their needs, previous roommates have used either as their bedroom.
I am the leaseholder and have been living in the space for more than five years. I am a history researcher and composer. I do work on music in my room, and sometimes record in the studio, but prioritize times that people aren't around. That said, I also spend a lot of my free time reading here or elsewhere,
My roommate (with the cats) is a software engineer who is preparing to start law school, and moved in about half a year ago after a dear friend, with whom I started the space, got married.
We are both in our early thirties. Both of our schedules vary in terms of how much we are home or elsewhere.
Ideally, we are looking for people around the same age, who can take care of their own stuff (e.g. wash dishes properly, clean out the sink drain-catch, sweep and clean surfaces after you cook or work on a project) and who don't have to be asked to pull their weight with shared tasks (e.g. taking trash and recycling out, cleaning the bathroom). It's easy for things to be left unattended in big spaces, which usually proves far more of a hassle down the line.
Although not a requirement, I find that often the people who best appreciate living in the space are those that can use the studio in some way, and at the same time be intentional and balanced about it. We'll sometimes project a movie, have dinners--or less frequently performances, and less still parties. Someone moving in ought to be comfortable with those sorts engagements, but it is not a party house. It's really for projects and creative work. Host a reading group, That sort of thing.
Rent for the single room is $1075/month + $1000 security deposit and utilities.
Rent for the double room is $1350/month + $1000 security deposit and utilities.
The cost of utilities (electric, heating oil, internet) varies depending on the season, but averages out to $100 per person per month. For shorter term rentals (1-2 months) utilities are a flat $100/month. For longer term, they are charged upon billing/delivery.
Rent, security deposit and utilities are paid to me.
These rooms do not come furnished, and preference is given to those interested in longer term arrangements.
