Hi! I am the tenant of a 2-bedroom apartment - I sublet the second room to a roommate who is scheduled to move out at the end of December. The roommate is respectful and reasonable.

I've lived in my building for 4.5 years, and have cherished my experience. Now, I am looking to leave at the end of October, and for someone to take over the lease starting on Nov 1st - you would take on a 1-year lease.

The rent is $2465 total, but is $1232.5 each when split with the roommate. Electricity/gas isn't included.

Pro's of this place =
-Spacious room, living room, hallway, and kitchen (actually spacious) - great for working-from-home (the roommate who is staying does not work from home most days!)
-The kitchen has plenty of counter-space, good if you cook a lot!
-The bedroom you'd be occupying gets a lot of sunlight and comes partly-furnished - very comfortable King-sized bed with a dresser
-Apartment itself is partly-furnished - for example, there's a work-from-home desk in the living room you'd be able to use
-7-min walk from the A/C/1 train at 168 St
-11-min walk from the closest grocery store (C-town)
-Lots of closet space

Con's =
-There is a loud clanking sound when the heat gets turned on (so during the entirety of winter); I suggest getting some earplugs
-Dishwasher doesn't work + the oven is a bit off temperature-wise (it works, you just have to bake food about 50 degrees below a normal stove because it runs hot)
-No closet in the bedroom I'm vacating; I use one of the hallway closets for clothes storage instead
-You can't get packages delivered here, sadly
-You'd have to find another roommate for after December but that's very easy to do - and worth it for the balance of space and affordability

Rental requirements

You have to make about 40x the total rent, so at least $98,600; you have to have a clean credit history; and you have to submit a formal application with property management once we decide to move you forward in the process!

After your application is approved, you must submit a security deposit of $2465 and your half of first month’s rent. You will receive the security deposit in full once you leave the apartment; the roommate will not receive anything because they are a subletter.

You'll have a roommate until the end of December. You can ask the roommate to stay past December or get your own roommate for after that.
