IDEAL TENANT:

-Annual income 40 times the monthly rent e.g $6500*40 = 260K annually minimum
-Applicants are required to pay for their own credit and federal + state background checks
-This is a smoke-free apartment (tobacco & cannabis). Any evidence of smoking or persistent odors will be a lease violation and may result in immediate eviction.

> Sublet Application (Building board will also screen the tenant)
> Govt issued photo ID
> 1 year term Only (no short term or longer terms allowed – can be renewed once term ends)
> Credit Check - above 700
> Federal & State background check
> Proof of Income
