Front porch with views of downtown with cafe table for morning coffee and sunset cocktails. Ample street parking on the block. Access to rear yard for load in and out.

Your Private View. Front porch overlooking our landscaped front lawn with seating for two to soak in sunsets from the top of our hill in Angelino Heights, overlooking sweeping views of the basin stretched below, framed by the tops of skyscrapers downtown.

Angelino Heights Historic Area. Step back in time to the Victoria Era preserved in all its intricate, "painted ladies," wide streets, strolling sidewalks, open front gardens, and quaint globe street lights (copies of original gaslights).

Close to East and West. North and South. Beach, Mountains, and Desert. This area was the first suburb of downtown LA from 1890s-1920s with skyscrapers visible on the horizon from our porch. Extremely convenient to many of the best places to visit— Downtown Theaters, Museums and Arts District; Silverlake, Hollywood, Los Feliz, Chinatown, Glendale, Pasadena, Highland Park, Eagle Rock, and more.

Walk to Three Parks. Easy 5-15 minute walk to three nearby and spectacular parks — Echo Park with its iconic lake, Elysian Park (Home to Dodger Stadium on the south side), and Vista Hermosa (a newer park landscaped for picnics and strolls through the woods).

Fully Furnished. Every room has soaring 11-foot, coved ceilings and hardwood floors. The apartment is spacious with tall, large windows on three sides — elegantly arranged for work, rest, and play. There are two workspaces arranged for each of the two artists who live here, each equipped with standing desks (both of which can be lowered to seated height as well).

Gracious Living. There is a spacious living room area illuminated by a huge bay window facing the street accommodated with a luxurious art deco couch and mid-century mod armchair. Television linked to Netflix, HBO, Hulu, and other streaming services. New central air conditioning.

Sleep Well. The quiet spacious bedroom has an queen-sized organic latex mattress and dramatic floor-to-ceiling windows along one entire wall, yet the light is always diffused and never bright (facing the space between two houses) which permits the leisure of sleeping in late, as desired. There is enough open floor space for two adults to twirl around, dance, or practice yoga together.

Work at Home. A quiet area. High-speed WIFI. Two working spaces (both of which have doors that can provide privacy and sound control).

Cook at Home. The apartment has a cook's kitchen with 6 feet of counterspace for food preparation and a large dual-oven, five-burner high-powered gas range made by Gaffers & Sattler in the 1930s. You may eat in at a dinette table suitable for 2-3 people. There are a dishwasher, waste disposer, a Fellow Stagg hot water kettle, and Vitamix Blender for modern conveniences.

Laundry. Washer and Dryer in-house. The laundry room / mud room are located in the area just adjacent to the rear entrance for easy cleanups.

A Little House. The apartment has two private entrances — front and rear. The front entrance is accessible from the street via two sets of stairs with six steps each. The rear entrance is accessible by its own stoop with three steps from the rear yard.

Sunset Vistas. There is a front porch with seating for two for sunset (and people) watching.

Outside Space. The rear yard has lovely plantings, two cafe tables with seating for four and a picnic table with seating for six for meals al fresco and BBQs.

Peace and Quiet. The neighborhood is unusually quiet for Los Angeles with very little through traffic.

Stroll. The neighborhood streets are lined with beautiful facades and front yard gardens filled with flowering plants. Free parking on the street.

Walkable. Right next door is one of LA's newest and most stylish coffee shops. And, within minutes, you can walk to dozens of cafes, restaurants, stores, galleries, bars, clubs, grocery and liquor stores, all along Sunset Boulevard, Glendale Boulevard, and nearby Chinatown. We regularly walk (bike or scooter) downtown to Museums, Theater, Musical Performances presented along Grand Avenue or in Little Tokyo and the Downtown Arts District.

Cool down. Community pool nearby for a cool-off. New express Metro to Santa Monica and beaches. Beaches and Mountain hikes are 15-25 minute drives away. For those that like it hot, the desert (Joshua Tree, Coachella, Anza-Borrega, and Palm Springs), is 2 hours southeast.

Transportation Hub. The area is filled with transportation options, metro, bus lines, metro bikes, scooters that allow easy access to most points in the City within 30 minutes.

About This Lister

I am a poet and college professor. I have just finished mounting my first musical theater production in NYC. I am active in the local art scene, having launched a imprint and performance platform (PraxinoscopeX). And, I have engaged with various spiritual communities here, such as nearby the Zen Center. My partner is artist and archeologist. She just completed a multi-site project in Baja California — analyzing the composition of pre-contact rock art. She has been involved in presenting films for her project, Anthropology Film Club. We have come to love this apartment and the surrounding area. We have lived here for 6 years now — transplants from NYC. We've developed strong relationships with our neighbors all around us — who are uniformly friendly and gracious. The immediate neighborhood of Angelino Heights is relaxed and beautiful for walking at all hours with mature trees and landscaped yards (without being fussy).
