We are a 2-person household (mom and teen boy) ISO of our next home. Mom is an author and professor, son is now attending school in Orange County and we need to be closer to his school after living in Dutchess County since 2019.

**We are in need of 2+ bedrooms. This could be a 3rd bedroom or a flex space / nook that can accomodate a small home office set-up so mom can work from home when not commuting to teach.
**We'd like a bathtub (finding that many rentals do not have them!)
**We currently have no pets but son really wishes to add a four-legged friend to our family, so we are looking for a place that welcomes pets.
**We'd love a place that has an actual living room and a real dining room or generous eat-in space. Son is tall and we also like to invite our friends over. (ie, more than efficiency-proportioned living space : )
**We like to spend time outside so it would be very nice to have access to an outdoor space.
**We are downsizing from a house. A bit of storage space would be delightful : )
**Mom is a sole provider for our household -- our budget is max $2500. More if there are some utilities included.

We have many friends in Beacon and would be happy to join the community or find new community in Newburgh!

Our move date is flexible but looking to move by March. References available upon request.
