Hi, I’m Nic. I moved to New Orleans from New York City after living there for about ten years, and this townhouse has been my home base here and a big part of why I fell in love with the city, the walkability, the food, the music, the inspiration, and the way an ordinary week can feel like something is always happening just down the street.

I’m an Executive Producer and the CEO of a network of commercial production companies, with teams across New Orleans, Brooklyn, Los Angeles, and Bogotá, so I’m often juggling travel and long shoots. This place has always been the calm, comfortable landing pad that makes New Orleans feel instantly livable, and it’s set up for real work from home life, not a vacation rental vibe.

I’m renting it out because our family is spending more time at our other home right now, a bit outside the city with more land and access to nature. I’d love for this to be someone else’s New Orleans home base, especially if you’re coming from NYC for a warmer season here.

Application process

Each adult who will live in the home completes an application, we run a credit and eviction history screening through a third party provider, the screening fee is paid directly to that provider, we will confirm the exact amount before you apply
Documentation we typically request Government issued photo ID for identity verification, proof of income or assets, for W2 applicants that is usually recent pay stubs or an offer letter, for self employed and freelance applicants that can be recent bank statements plus a recent tax return or 1099s, we may request landlord references when available.

Deposits, rent, and timing

For a 12 month lease, security deposit is one month of rent, $5,950, due at signing along with the first month’s rent, for short term stays the deposit and payment schedule can vary based on dates and length of stay, all amounts are disclosed in writing before you commit.

Fees and utilities

Any non refundable fees, administrative fees, pet fees, or required move in fees if any will be disclosed up front before you apply, utilities are typically paid by the tenant unless otherwise agreed in writing for a short term stay, renters insurance is required for the duration of the lease.

Security deposit return

Louisiana law generally requires the deposit to be returned within 30 days after the lease ends and you move out, with an itemized statement if any deductions are made.

Pets Policy

Pets are considered on a case by case basis. If you have a pet, please include the type, breed, weight, age, and temperament, plus whether the pet is house trained and up to date on vaccinations. If approved, there may be a pet deposit and or monthly pet rent, and any amounts will be disclosed in writing before you apply.

Service animals are not pets and are welcome, we do not charge pet fees for service animals.
