I am seeking a roommate to join me in a 2-bedroom apartment in Ditmas Park, Brooklyn starting on January 1, 2026. You would need to join me on the application and be on the (one-year) lease. We would be taking over the lease from a good friend of mine, so we wouldn't need to go through any broker shenanigans.
It's a great apartment (rent-stabilized!) with an unique layout and lots of natural sunlight.
No pets, please.

- The apartment:
It is a two-bedroom apartment on the fifth-floor of a six-story, elevator building. The apartment gets a lot of sunlight during the day. The building was constructed in 1926.
The building is at the intersection of Dorchester Road and E 17th st. It takes ~ 5 minutes to walk to the Q train at Cortelyou Rd. and 9 minutes to talk to the Q or B train at Newkirk Plaza (according to Google Maps).
My friend/ the current tenant has lived there for one-year and has had a positive experience with management and neighbors.
My friend/ the current tenant is leaving some furniture behind, including a dining table, some chairs, and a bookshelf hung on the wall in the living room.
- The logistics:
As I mentioned, we would be taking over the lease from a friend of mine who is moving out. We would both appear on the lease. Since the room I plan to take is larger, I would pay a greater share of the rent.
The total rent for the apartment is $2,652/ month with a one month security deposit. The agreement the former tenants came to would make the split $1,402 for me and $1,250 for you. This seems fair to me but I'm open to discuss a different split if you think otherwise.
The $1,250 figure does not include utilities. I'd plan to open all of the utilities in my name and then we can split them up after.
The total due upon move in is $2,500 (security deposit + first month's rent)

I am a 28 year old male, work for a small urban planning consulting firm, and typically work from home about 3 days per week. I generally spend my free time engaged in a variety of "making / fixing" hobbies: electronics, sewing, woodworking, bikes, etc.
I like to keep my space organized and tidy. I generally do not leave dishes in the sink and don't cook very often these days. I probably won't have many guests. I like clean floors and have historically been the roommate to sweep / mop. My worst roommate trait is probably my occasional use of power tools (which wouldn't be for very long and wouldn't be at odd hours- I will be considerate if you need peace!!). I am very low conflict and have never really had negative experiences with roommates, knock on wood!!!!
I am looking for someone to join me on the lease. The landlord requires typical application materials, including income verification.
